Bridge and Hard Money Financing

Bridge and hard money loans are used for urgent needs on properties that produce unstable or no income, have under utilized or vacant space or need complete renovation of the interior or exterior space to attract new tenants.  These are short-term, interest only loans that are closed quickly to allow the borrower to cover time sensitive expenses or  when there is an urgent need to close the loan.

  • Loan Amounts:  $500,000 to $50,000,000+
  • Property Types:  Multifamily, Office, Retail, Industrial, Mixed Use and Hotels
  • Geography:  Nationwide
  • Loan to Value:  Up to 70%, 75% of stabilized value and 85% LTC
  • Terms:  1-3 years, interest only
  • Rates:  8% – 14%
  • Points:  2 – 6
  • Pre-Payment:  Often no pre-pay penalty
  • Recourse:  Recourse and non-recourse options available
  • Closing time:  1 – 4 weeks
